As a tenant, I want to rent a property, what do I need to do?

What will renting a property cost me ?

On making an application for a tenancy you will be required to pay an Application Fee to obtain credit references from your bank and employer and to place your selected property under reference.

On the day you sign the tenancy agreement we require in advance the first months rent together with a deposit bond for any dilapidations which may be evident at the end of the tenancy. The deposit will be held in a designated account and will be protected by tenant deposit scheme. Your deposit will be refunded on the final check against the inventory and providing you have not breached your tenancy agreement. Your deposit will be refunded.

How long will my tenancy be for?

The tenancy will usually be a minimum of 6 months and a maximum of 12 months. Tenancies for shorter and longer periods can be negotiated and tenancies may be renewed at the end of the period. If you leave before the end of the tenancy you will be responsible for the rent until the end of the agreed term.

What are my responsibilities as a tenant?

To look after the property and abide by the tenants covenants as detailed in the tenancy agreement. Unless specifically agreed otherwise you will be responsible for the payment of utility services during the period of the tenancy.

Who is responsible for the contents of the property?


You as the tenant will be responsible for your own contents. R House Lettings can assist you in arranging insurance to cover your contents if you so require
